If you do not read this report, you can almost certainly lose thousands of dollars when you sell your home …

Home sellers do not know how to take a good broker site

This is understandable when you consider that you buy or sell one or two qualities in your life. Your home is probably your greatest asset. So, be careful who want to sell, a blip of an agent is to wipe thousands of your selling price.

Asking the Right Questions

Many home sellers make the wrong questions when interviewing an agent. They ask questions like “How much do I pay?” Or “What is my house worth?”. Even if these questions are important, they should be asked about the agent has told you to do what they are, and how they get the best price.

This report is your guide to hire a real estate broker. I’ll show you how to locate and select the best agent to sell your home. At least I think that there is no one better to sell to your home to a highly qualified agent. The problem is that highly skilled workers are hard to find.

WARNING! Do not settle for second best. Too many sellers make the mistake, select “the best of a bad group” ‘s Maybe you’re better off without an agent

Check with your agent

It is a sad reality, but many people do not check out until her agent, after she signed with them – it’s too late. After registering, you are stuck, you can be locked into the contract “a minimum of 90 days.”

Questions and provide information contained in this report information to you the knowledge you need to get power when selling a house. After registering, you lose your power.

Agents as saying they are all different, but basic research is the most with are the same. This is the approach of “cookie cutter” when it comes to selling your home – all goods sold in the same way.

What are you looking for when choosing an agent

In 2006, Neil Jenman (my father) was asked to help a list of questions, comments and advice, home sellers choosing an agent for a television show he hosted. He called his list of questions and comments, AGENTS Guide to Grilling. In recent years I have given you, the leader of many home sellers. This report contains a lot of questions and comments in the original leaders.

What look like a good agent?

Most agents will be well dressed, punctual and prepared. But the best real estate agents are the ones who put your interests be first. They offer solutions that are right for the first time, they do not.

Agents who ask for money on advertising your home should be hired only rarely. Finally, if advertising is the only reason for selling your home, why do you need a broker?

Questions are the answer

Sometimes the answer to a question of good will give you the security you need to get the best agent to sell your home for rent. Good questions to the hard work for you. Before you go out and start grilling real estate agent back one step.

Put your shoes on home buyers. And starting with a workshop held in secret …

Shop Mystery

The department stores do, so why not you? Use eliminate the “elimination” bad. Why should a real estate broker who has not bothered to interview calls from the buyer back? Start with an e-mail. About half of all purchasers request comes by e-mail.

If you send e-mails 10-10 local real estate agents, I can almost guarantee that you will not get 10 answers. If only 5 answer, then you’ve just saved to interview with five agents. Enter your phone number in your e-mail. Have you already forgotten? Or they have an e-mail you a standard answer? An agent with the following call has a much better chance, “a sale” an agent that sends a standard reply.

QUESTIONS are your best weapon

If you do not “test” your real estate agents before hiring them – one thing is certain – buyers for your house do for you.

The following are questions that have provided a great help for sellers to the test.

REMINDER: You are the owner of the property. They plan to use an agent to sell your property. You’re the boss. You have the power Before you enroll. Be sure to keep this power at any time. Means of control, you can not control agents.

Selling price of your home is determined by the ability of your representatives to negotiate

• How will you achieve the best price for my house?

If you ask this question many agents will begin to throw around the word negotiation. You want to be sure they are able to negotiate a price for your home, you ask, you learn something about the trial.

Question their ability to negotiate.

Ask them what they know about the trade. This is an important point that most home sellers, because they focus on what the agent said, instead of what they do not.

Here’s one of my favorite questions to ask a broker:

• WHEN / If you bring me an offer, how can I be sure that it is absolutely the best price you can pay for the buyer?

Many real estate agents find it difficult to answer this question. This is a question that is rarely asked by agents. Ask them. The answer will tell a lot about an agent.

A few questions you can ask yourself are:

• Are you a good negotiator?

• Can you tell me some key points that you know how to negotiate?

• Can you give me some examples of the results of your negotiation skills?

The biggest liar gets the job

In the setting of a real estate broker, the biggest liar (the agent who quotes the highest price) often use. This is an old (and very real) called Good.

Unfortunately, many home sellers hire liars. This happens because people want to hear what they hear, do not perceive the information as a lie.

One of the best questions to ask:

• What will you do to the best price for my house GET?

Once you are satisfied with the answer, then ask:

• What Price Do you think you can sell my property?

Most agents try to cover this issue. You can vaguely and say things like “it depends on the market,” or they can use the usual trick of answering a question with a question like “How do you want?”

Providers need to stand firm and press officer on this point by comments such as:

You are an agent, sell many properties in this area, surely you know how much you sell for my property – even if you have to me a fork. Because you’re the expert, right?

After the officer has an estimate of [verbal], the following question:

First Will you give me the quote in writing?

Second They usually sell properties for the price you quote vendors?

Whatever the answers linger too long on any point at this stage. Just keep the questions rolling …

This is not what you pay for an agent, but what it will cost that counts.

• What commission do you charge?

Most agents talk about “flat” or they will say that the sentence of the Real Estate Institute recommended – is to mitigate the shock. Providers must make comments such as:

Is this your fees negotiable?

Have you ever cut your expenses for a person?

If you ask me for a price below the price you have quoted to accept, you also accept a lower price?

NOTE: Be wary of agents who cut their job to get your business.

These funds are often weak, that rely on discounts to get you to sign with them.

• What is it about you and your agency makes you better than other funds?

It’s a great question. All agents believe that they are “the best”, but they are struggling to define what is meant by “better”. Of course, the “best” to a supplier that is the highest price, with the lowest risk and lowest cost.

The issue of advertising

With almost every agent, advertising will be an important point. Be careful, this is the most common way in which thousands of homeowners lose thousands of dollars without having to sell their homes!

The golden rule when selling a house: Never pay money for any reason, an agent that is sold to your house and you are satisfied.

Silver is: Do not sign anything that allows you to pay money [in future], for some reason, if your house is not sold demands.

Some agents will say, “You do not have to pay for advertising until your home has sold,” but what they do not mention (or state) is that when selling your house can not not, you will have to pay more.

Here are some comments and questions to be made to an officer to show the absurdity of political advertising in the most real estate agencies.

• Why should I pay for advertising to find a buyer? Surely the Commission should be advertising?

• Why should I pay twice – once for advertising and once for commission?

• If you are advertising in newspapers [and vendors charge for ads?] Setting and the buyers will come upon you, what you do, the providers themselves can not?

• If you and I advertise my house, you pay for the ads and you get calls from buyers and buyers from buying another house like mine, you can give me a refund? If not, why not?

• If I pay you to [thousands of dollars] in advertising and you do not have to sell my property, what happens to the money that I paid?

• I notice that your advertising your name and your agency has a prominent name. Granted, I do not have the cost of advertising for you and your organization?

• the length of time you have been in business and the number of people to deal with your office, you have based a list of buyers of your books?

• I will not pay money to an agent for any reason, will be sold to my house. After quoting my house in the price range you sold me, I would like to pay you a generous commission as a reward.

It is my firm policy as a seller. Accept my policy?

Random comments and questions … [Or other ways to do the same focus] can …

• I want an agent to me the highest price, of course, at the lowest cost and lowest cost, without any risk of loss if there is no sale. Do you feel comfortable in a position to answer these simple questions of me?

• How many items do you sell? (Let’s ask her if you are weekly, monthly or annually, answer that the mean time does not matter. You just want to know what they are able to achieve, results).

• What measures will you take to ensure the safety of my house, if it is proven that prospective buyers?

• If I find a buyer – as a close friend or relative – I will pay you a commission?

• Have you ever been angry customers?

• What were they satisfied?

• If I use and I am not satisfied with your performance, I’d like to be able to dismiss you without penalty to me. Is it okay with you?

• The agent I choose, will be given first in a period of 30 days after the sale agreement between us. If my property is not sold in 30 days, and if I pleased with the performance of the agent, I shall be happy to extend the appointment of the agent. Is it okay with you?

Conditions of the vendors

Get in front of the agent, the terms of use before you accept the terms of take over the agent.

Finally, the biggest and most important of all for Sellers – Do not sign the document that the broker will ask you to sign – at least not at the first visit of the agent.

Ask the agent the following questions:

• If I use your agency to decide to manage the sale of my house, that document that you asked me to sign?

• Can I get a copy of this document, so I can get independent advice about this?

• The following is the beginning of your last words to the agent at the end of the first officer’s visit …

Since I am the owner of the house, and I will be using an agent, I will prepare a list of my own terms and conditions under which I am using a broker. I ask the representative to my terms and conditions before signing, the signing of the established agents. Furthermore, if one of my conflict with the provisions of the terms of the remedy, then, of course, so my rule conditions.

• Do you think agree with me, as a homeowner, you say, Officer, I demand of you?

Thank you for coming to the agent and inform the employee that you get in touch if you need the services of their agencies. Stand up, shake hands to go in the direction of exit or entrance. Say good-bye.

Are you in the market for a new home? Due to the economy, many houses are listed at prices very cheap. The majority of these homes much higher prices offered years ago. But with the increasing number of foreclosures can be expected. Unfortunately, many people are capitalizing on these homes at reduced prices. If you look closely, there are also areas that are advertising for two sales, because prices are so low houses.

If you have problems with finding a house that meets your needs, so you need professional help. Find a real estate broker who specializes in selling homes in your area. Many of these houses are listed on the Internet. However, you will find that if it is listed on the Internet, chances are someone has already sold out. According to the list if it is good, it will not be long until she was put under contract. An attorney will work on your behalf and find the house that your detailed settings.

Unfortunately, it is much harder to find these types of houses on their own. A licensing agent is a professional, what is known in some parts of the city. It can also keep an eye on all real estate which is in the selected location. Remember that your agent can draw your attention to a house, before it picked up by another buyer.

The best way to get the house you want, that is, a professional real estate trust everything you want in a home. Depending on your experience with the purchase of houses, you will probably understand that you do not get everything you want in the new house. However, your agent can show you many ads that are close to what you want.

You might find that you are on some of the things you have to sacrifice in a house. For example, you could sell a property with the perfect location to find, but it does not have the open floor plan you want. Or, he might not have much land you want. However, a good broker knows how to work within your budget and you will receive an ideal property. Remember that many times you are shown properties, the agent tries to get an idea of ??what type of property you really want to get.

Sometimes they say home buyers have comparable specific home. But they realize they are not able to get these functions because of the location, the price at home or another important factor. Your real estate professional knows how to take into account these factors and find the house that is most appropriate for your current budget and preferences.

Overall, buying a home is a learning process. Many times you do not really know what you want until you’ve seen a few houses. Most people start their search on the internet and then go further and use the services of a real estate broker. This is the best way to find the house that is best for you and your family.

In Florida, we have a law that you need to take a class license to POST your real estate license, but before you re-new it for the first time is less than 24 months after you get your driver’s license. For sales people, there is a 45-hour course. This class is for any school in Florida real estate broker to be taken. It can be online or in a classroom. For brokers, is the prerequisite for a license extension half past two classes. These classes have before your new broker license be taken for the first time. If you do not take your post-license training and retraining your new original license on time, your license invalid. What does this mean? This means that you do not have a license. There is no grace period. You have to go back to school property. You pay the tuition fees again. Apply for a license again.Get your fingerprints again. Again after passing the exam real estate market.

Last year I taught a class of brokers. I had a student who told the class she took the class for the second time this agent class of brokers is no fun. She told us she had the class of agents in a school in Fort Lauderdale away two years ago. She spent her school test. She took the exam in Florida real estate broker. She received her Broker License, Florida. As I mentioned earlier, Chapter 475 requires (real estate license fee) of Florida law to take you 32 hours of graduate courses before they can renew your broker license for the first time.

Here’s what happens, our heroine. After his broker license, she returned to school, where they took their broker course and took a half hour of his teaching on the line. She knew the school and knew of her reputation. Then, for the second half hour class that is required by the Commission of Florida Real Estate, she went online and took a second-class property ever learned in school, who knows where is not, however, Florida. She has completed two courses, renewed his broker license. After an initial period expired broker’s license, she received a letter from the Ministry of Trade and Professional Regulation, told him that never heard before was not the school has a school in Florida and has more than is allowed under Florida. His broker license was null and void.

Where did I say I met this lady? I met her in the class of my broker. She had paid my tuition fees $ 350 for this class. She had the Department of Trade and Professional Regulation shall again pay $ 115 for another broker license. They had paid people $ 57 for fingerprints. She was paid approximately $ 31 Pearsonvue to take the examination of the real estate broker in Florida, “after losing 69 hours, and of course my real estate broker is. It’s like the thief that your car window, a piece of 20 dollar was stealing on the front passenger seat broke. The thief is 20 dollars and you have to pay 300 dollars to secured your windows. You can bet that this young lady I had checked. She knew that the number of my brokers license. She knew that my license number of the teachers. She knew that the number of ZH school. you know who placed the course.

Why am I telling you this story? There are many scammers and fraudsters on the Internet. Take your driver class in a school after you or a school in Florida that you by going to the Ministry of Commerce and the website of the Professional Regulation, which is checked http://www.myfloridalicense know. com,. This school cheated gypsy heroine of our tuition $ 150. She was ten times higher than in the toil and trouble to resolve the problem.

Out of school before your time and money. It only takes five minutes to go to the website of the DBPR. It could save you a mountain of aggravation. I can understand how a student before license may be naive and get ripped by a school without a license in Florida, but students of the station license must be aware and cautious.
